DSL Spiking & High Pings

Hi I'm really needing some advice on how to fix my dsl connection, the down/up speeds are extremely random usually pinging to gaming servers in 15s/50s and sometimes spiking from 50s/70s and sometimes just ranging in the 100s. This connection used to be perfect a year ago or so, I moved to moms and then came back and now its giving me these problems, supposedly there was a new wall mount replaced which I replaced with a new one and rewired about 50 times! I'm currently using a splitter on just the one and only phone line and a filter on the phone, I also checked my demarcation box outside my house it looked fine but it appears to be a really old one, I've tried just using only the dsl line only connected to the only phone jack and it seems to be more stable but still sometimes gives me a spiking ping, so just wanting to know if anyone else has gone through this and how to go about diagnosing the problem as its driving me completely crazy, Thanks.
